A big voice for private residential landlords
BPF represents private landlords through affiliated membership of regional landlord associations.
BPF Residential Tenancy Agreement
We have created a simple tool to help investment landlords create new residential tenancy agreements. It's easy to use for landlords with lots of rental properties and for those with far fewer. You can use this tool even if you're not a BPF member.
There are versions for assured shorthold tenancy agreements, including the three approved deposit protection schemes, for company lets and non-Housing Act agreements.
To get started, all you need to do is register - just provide a username, your email address and a password. But don’t worry, the site password is protected, so you don't have to worry about the security of your information.
Informal consultation on HMOs
As residential members will know, the BPF has led the fight over the last two years to prevent the Government imposing planning restrictions on HMOs. We were outraged that this was pushed through by the previous Government just before the election, but delighted that the current Housing Minister, Grant Shapps MP, has agreed to at least partially roll back those very draconian regulations.
What we can do for you
Issues that we cover for our private residential landlords include:
- energy performance certificates
- local housing allowance
- implementation of HMO licensing/work with LACORS
- engagement with the Rent Service
- studentification
- planning for HMOs
We also...
proactively monitor issues that are likely to affect your business;
actively work with Government and other regulators to develop legislation and fiscal conditions that support the sector;
happily put you in direct touch with the key decision makers;
regularly dissect and disseminate information on policy and legislation for your benefit; and
represent the industry on national TV, radio, national press and trade journals.

Achievements

Presenting a petition to Number 10 on local housing allowance.
[Dan Rogerson MP, Julia Goldsworthy MP, Ruth Clarke - Cornwall Landlords Association, Colin Breed MP, Kurt Mueller - BPF.]
• Led and secured agreement from the Conservatives to scrap direct payment of Local Housing Allowance.
• Led the industry wide lobbying to stop HMO planning restrictions.
• Worked with the Residential Landlords Association to stop water companies having an automatic right to make landlords liable for the unpaid water bills of their tenants.
• Worked with the Homes and Communities Agency to secure its Private Rented Sector Initiative.
• Brokered agreement so that the extension of disability discrimination to common parts of residential buildings was passed, but unlike other service provision adaptations are at the cost of the disabled.
